Property Maintenance Services

ASW has extensive experience of carrying out repairs and maintenance works to social housing and commercial clients.

We have a large directly employed multi-skilled workforce capable of providing high quality property maintenance services in a timely, efficient and cost effective manner. Our workforce is supported by a state-of-the-art IT infrastructure which includes:

  • Bespoke maintenance software programme developed exclusively for ASW. This system is adaptable to interact fully with client IT systems and portals and provides a real-time status report on all jobs
  • All operatives are provided with Samsung Smartphones and/or tablets which receive orders, allow ordering of materials and close down of jobs in real-time
  • Call Centre support with dedicated client focussed teams based at head office in Pyle or the Swansea Regional Office
  • Lightfoot® system which provides vehicle tracking whilst also improving and sustaining good driver behaviour and cutting the company carbon footprint

The vast majority of our works are carried out in occupied properties and we have systems in place to ensure the health and safety and to minimise disruption to tenants / building occupiers. This
includes ensuring effective communication is carried out by our customer service advisors, tenant liaison officers and site personnel. We have a system that provides text message alerts to tenants / building occupiers advising of time of arrivals and also details of the operatives to provide assurance and ensure safety of tenants.

We carry out extensive customer satisfaction surveys linked to each job and the results are linked to an overall company performance dashboard which reports on performance against our own internal and client specific KPI’s.
For our commercial clients we offer a bespoke electronic time management system where the building owner / manager logs ASW arrival and completion of works with a secure passkey on ASW operative’s smartphone. This helps ensure accurate timekeeping and invoicing and ensures client is in control.

We focus on developing long term mutually beneficial collaborative working relationships with our clients on all frameworks and contracts.
